A transparent, detailed home inspection and individual consultation protect homeowners and prospective buyers from the unexpected and help them plan ahead. Vertical Hawaii serves single-family, multi-family, condominium and townhome properties.

Each home inspection includes:

  • A thorough walk-through of the property that includes:

    • Roof
    • Exterior
    • Foundation
    • Crawlspace and structure
    • Cooling
    • Plumbing
    • Electrical
    • Attic, insulation and ventilation
    • Doors, windows and interior
  • Identification of materials and condition

  • Thermal imaging

  • Check of all equipment

  • Detailed report outlining any potential areas of concern and recommendations

Benefits of a Vertical Hawaii home inspection:

  • Vertical Hawaii is the only inspection company in the state that includes a thorough review of Association of Apartment Owners (AOAO) and homeowners’ association (HOA) reserve study and financial documents with you prior to closing.

  • You are encouraged to participate in each stage of the home inspection process. We welcome you to be present, ask questions and better understand your inspection.

  • Receive a timely, clear, accurate and detailed report with photos, and real-world insights to empower you to make better decisions.

  • We are willing to sit down with you individually to review your home inspection report, as well as any applicable reserve study and financial statements. We abide by the International Association of Certified Home Inspectors® Home Inspection Standards of Practice and Code of Ethics.

We are one of the only home inspectors in Hawaii to hold a Community Associations Institute Reserve Specialist® designation, which provides the highest level of training on AOAO and HOA reserve study and financial documents.

Each Hawaii AOAO is required to complete an annual reserve study, which is a physical and financial overview of short- and long-term goals and requirements to maintain and improve a residential, mixed-use or commercial building. This helps you understand whether your community or building is fiscally and operationally sound. Inadequate financial reserves or maintenance and capital expenditure planning can result in costly association loans and future assessments on individual owners.

Other value-added extras that come standard with Vertical Hawaii inspections:

Thermal imaging

A certified Home Inspector and Thermal Imaging Specialist will conduct a thorough thermal imaging of all electrical components, walls, ceilings and floors. Your inspection report will include thermal images of electrical components that appear to be overheating, and images of walls, ceilings and floors that are cool, which generally indicates a water leak.

Condominium certifications

Our Professional Community Association Manager® (PCAM) designation through the Community Associations Institute (CAI) ensures that you receive the highest industry standard in condominium inspection expertise. PCAM is the highest designation available in the association management industry.

Our Reserve Specialist designation from Community Associations Institute ensures that you understand the financial position of the association and whether there are potential special assessments on the horizon. Purchase your home with confidence by not only understanding your home but understanding the association’s financial stability.

Vertical Hawaii is located in Honolulu, Hawaii, on the Island of Oahu. Our services are available for all types of residential properties throughout the Hawaiian Islands, from large condominium buildings and homeowners’ association communities to single-family residences.
